When you've selected the home you would like to lease, please submit one application for each adult that will occupy the home. When you submit the application, please also fax or email a copy of your two most recent pay stubs and a copy of your driver's license. Please call us if you are self-employed or for other special situations where pay stubs are not available. If you are including pets on the applications, please also send a photo of each pet. Please make arrangements to meet with our agent if you are not able to send these documents. We recommend that you review our Renter Qualifications before you submit your application and pay the non-refundable fee.
Once we receive your applications and fees, we run the income, credit, background and rental history verifications. We will let you know right away if the owner of the property accepts your application. We usually have an answer within two business days after all information and documentation is received..
One application is required for each adult, age 18 or older, that will occupy the home. There is a $35 non-refundable fee for each application submitted. Please understand that this fee covers our cost to do the credit and background checks so it is not refundable, even if the property owner does not accept your application.
We'll be happy to discuss your specific situation to avoid spending money on the application unless you're sure it's the right home and your application is likely to be accepted. See our Renter Qualifications page for more details on what the owner's are looking for.
Before you submit your application(s), please review the general qualifications guidelines below. We don't want you to pay the non-refundable application fee if you are not likely to be accepted by the owner of the property. Rental Home KC doesn’t make the decision as to which renter to place, the property owner does.
MINIMUM QUALIFICATIONS
- Verifiable household gross income at least 3.5 times the rent
- No late pays in past year on rent, utilities, cars, or credit cards
- Credit score above 640
- No prior evictions
- No felony convictions
- No more than 2 pets, under 60lbs, no pets less than 1 year old (many properties have additional pet restrictions, check on the specific home; Also, some owners charge pet rent plus security deposit.)

Application Accuracy
- All approved applications are valid for up to (60) sixty days.
- The security deposit is equal to one month’s rent and must be paid in certified funds. Additional deposit is required for pets. (not to exceed ½ months rent) We will determine deposit that will be required based on your lease agreement. The deposit is due at lease signing and cannot be used to pay your last month’s rent.
- The entire first full month’s rent is due in certified funds on your move-in date.
- If you move in after the 1st of a month, your second month’s rent will be pro-rated. This information will all be provided prior to signing the lease.
Inspections
Responsibilities:
- The renter is to notify all utilities prior to move-in and to move-out. The utilities are the responsibility of the renter and are to be transferred by the renter into their name effective the first day of the lease. Utilities are not to be disconnected at move-out, simply transferred back to the owner’s name on the move-out date. - It is the renter’s responsibility to mow and maintain the lawn and landscaping unless otherwise stated in your lease agreement.
- Renters will be informed of inspections 24 hours prior, unless an emergency situation.
- Renters are responsible for cleanliness and routine care of the property
- Renters must report any needed repairs to the property promptly.
- REFER TO THE LEASE for specific responsibilities of the renter.

Rental Home KC was started in 2007 when Betty noticed the real estate sales market slowing down. As a RE/MAX Real Estate Sales Agent, she started RHKC to assist builders and private home owners lease their properties that weren't selling, or were not feasible to sell in the depressed market. At the same time, working with investors to leverage that depressed market to find opportunities for long term investments.
RHKC specializes in matching up rental homes that fit each family’s specific needs and requirements, and have assisted with relocations from all over the world. We've helped hundreds of individuals and families find the right home.
We've grown to a team of professionals to assist both owners and tenants. Our team members have extensive experience in leasing and property management, as well as, marketing and internet technology. RHKC doesn’t allow potential renters to show themselves…all showings are agent-assisted showings and we are taking additional safety measures during Covid.
With automated scheduling and also featuring a 24/7 online portal to assist renters in reporting any maintenance needs, RHKC strives to be the most responsive property management company in the area. We are available 7 days a week to show properties.
Rental Home KC serves primarily the Johnson County KS area. Our office is located in Olathe, Kansas and our owner Betty Simmons has been a proud member of the Olathe Chamber of Commerce for over 30 years. Betty currently serves as a Senior Chamber Ambassador. Betty has also served on the Chamber Board of Directors, and the Economic Development Council. Betty was selected as Ambassador of the Year in 2017 and she received the Dana Ketterling Volunteer of the Year Award in 2019.
